    Electrical Safety

    Changes to legislation following Housing (Scotland) Act 2014 means that landlords are now required by law to complete an electrical safety inspection in their properties.  This comprises two parts to it – the first is what is called an Electrical Installation Condition Report (EICR).  This is a check of the safety of electrical installations, including fixtures and fittings. This needs to be done every five years, unless the electrician conducting the tests advises hat it should be tested again earlier.

    The second part is a Portable Appliance Test (PAT). This test will check the safety of portable appliances such as fridges, washing machines, vacuum cleaners and kettles.

    Any tenants who sign a lease on or after 1st December 2015 need to be provided with a copy of these certificates.  All in-situ tenants require copied by December 2016.
